There's no single jumbo guideline. Credit requirements, how much you need in reserves, how income is counted and which property types are allowed all vary from lender to lender.

Appraisals get more attention

Higher-priced homes can have fewer true comparable sales, and some lenders ask for a second appraisal on larger loan amounts. We plan for that before you write the offer.

Who It Fits

Where jumbo loans show up in Michigan.

Move-up buyers. Selling one home and buying a bigger one, often before the first one sells. Buying before you sell and a jumbo can work together, but the order of operations matters.

Lake homes and acreage. Waterfront and larger parcels in Oakland and Livingston County can push a loan past the conforming limit quickly, and they're exactly where appraisals need a local eye.

What is a jumbo loan in Michigan?
A jumbo loan is a mortgage above the conforming loan limit set each year by the Federal Housing Finance Agency. For 2026 that limit is $832,750 for a one-unit home in every Michigan county. Loans above it can't be sold to Fannie Mae or Freddie Mac, so each lender sets its own rules.
Do jumbo loans need a bigger down payment?
Jumbo programs often ask for more down than conforming loans, but the requirement depends on the lender, the loan amount, the property and your credit. Because the rules vary, comparing several jumbo lenders can change what you need to bring to closing.
Do jumbo loans require two appraisals?
Some lenders require a second appraisal once the loan amount passes their own threshold, and others don't. It's one of the details I check before you write an offer so the appraisal timeline fits your contract.
Can I get a jumbo loan if I'm self-employed?
Often, yes. Some jumbo programs accept bank statements, a CPA-prepared profit and loss, or significant assets instead of tax-return income. These are non-QM programs, so the requirements and pricing differ from a standard jumbo, and I'll walk you through the trade-offs.
Can I buy a jumbo-priced home before selling my current one?
Yes, with the right plan. You can qualify carrying both payments, use a HELOC or bridge option on your current home, or line up the sale timing. The right choice depends on your equity and income, and it's worth settling before you tour.
