The Washtenaw County housing reality
Ann Arbor proper carries the highest prices — regular six-figure over-ask bids in hot school zones like Burns Park and Lawton. Ypsilanti has a completely different profile — much more affordable, strong first-time buyer and investor interest. Saline, Chelsea, and Dexter are the bedroom communities with a mix of new construction and established neighborhoods. The western rural townships have USDA-eligible pockets worth checking.
Washtenaw County property taxes
Washtenaw County effective property tax rates run 1.5% to 2.1% depending on jurisdiction. Ann Arbor has some of the higher millages in the state because of school and transit funding; Ypsilanti and the outer townships run lower. Make sure your PRE is filed — it matters more here than almost anywhere else because of the higher baseline rates.
First-time buyer notes
First-time buyers in Washtenaw: affordability pushes most to Ypsilanti, the rural townships, or neighboring Livingston County. Rental demand is huge in Ann Arbor thanks to U-M — DSCR investor loans are a common play if you're buying a rental. VA and FHA work everywhere in the county; conventional 3%-down is the usual path for traditional-income W-2 buyers.
